The Greenwich Planning and Zoning Commission (P & Z) is reviewing a pre-application proposal by Sherwood Farms LLC to replace a fire damaged residential cottage on 3.24 acres with a multi purpose structure containing office and storage space with a handicap accessible bathroom.
In 2019, the Commission gave Sherwood Farms approval to operate a specialty wholesale business in residential RA-2 zone to grow and sell wetland plantings for rain gardens in a nursery setting.
The property is located in a residential zone at 10 Sherwood Avenue, close to the intersection with Riversville Road just north of the Merritt Parkway overpass. The entrance has signage that says Merritt Hill Nursery, Rain Garden Materials, alongside a stand of firewood available for pick up with a voluntary box for payment.
At the 1/21/26 meeting, the Commission members reviewed material that included property layout, blueprints, architectural drawings, and photographs. At the meeting, Commissioners expressed the need to better understand the nature of the business today and plans for the future. They want to conduct a personal site visit, and see if the operations still conform to the current approval and meet residential zoning restrictions. For example, the approved restrictions do not include retail sales or product line expansion into other items or services.
The meeting concluded with Sherwood Farms coming back with more details, and the Commission scheduling an on-site visit as the P & Z process moves toward a formal application. You can count on the Round Hill Association to keep a watchful eye as the application moves ahead.
